What a briefing covers

  • Supply conditions

    How much space of the relevant type and size band is genuinely available in the areas under consideration.

  • Comparable evidence

    What we can verify about recent letting terms on comparable space, with the source and the date attached.

  • Incentive context

    Where the negotiation is likely to be won: rent free, contributions, term length or flexibility.

  • Timing

    Whether the requirement is entering the market at a useful moment, and what waiting would cost.

Sourcing standard

Every figure we give you carries a source and a date. Where reliable evidence does not exist for a submarket, size band or property type, we say that plainly instead of filling the gap with an estimate. We do not publish headline market statistics on this site for the same reason.
