How we search

No inventory. No listings. A method.

Most property websites open with a grid of buildings. Ours does not, because a shortlist assembled before anyone understands the requirement is marketing, not advice. The option set is built after the brief, not before it.

The standing rule

We publish no availability, addresses, floor areas, asking rents or specifications on this site. Property information is provided inside an engagement, sourced for the requirement and verified before you rely on it.

The search

Four stages between brief and shortlist.

  1. 01

    Requirement register

    The brief is written down and agreed: area, configuration, location envelope, operational must-haves, budget and the dates that constrain everything else.

  2. 02

    Coverage sweep

    Marketed space is only the starting point. We work the market directly for space that is available but not advertised, including sublets and space coming back.

  3. 03

    Qualification

    Options are checked against the register before they reach you. Anything that fails a must-have is recorded as rejected, with the reason.

  4. 04

    Comparison

    Survivors are modelled on the same basis: usable area, total occupancy cost, condition, flexibility and operational fit.

What you receive

A shortlist you can defend in a board paper.

Each option arrives with the same information in the same order, including the ones we recommend against. Rejected options stay in the record so nobody has to re-litigate a building that was already ruled out.
